Buying a property? Check it before you sign.

River flooding is the most common cause of property damage in Europe. It can make a home uninsurable and wipe thousands off its value. FloodMap shows the live level of every major river near any address, updated every 5 minutes from official government gauges. Check a show home in seconds. Save properties you're considering and get alerted the moment flood risk rises.

For the formal flood zone boundary survey, also check the official tools:

England and Wales
Use the EA Long Term Flood Risk checker to see if a specific address is within a defined flood zone.

Ireland
The OPW Flood Info portal maps flood zones for Irish properties.

Other countries
Search for your national flood mapping agency or ask your solicitor/surveyor to check flood risk as part of the conveyancing process.

What is FloodMap?

FloodMap gives you real-time flood risk for any address, based on live gauge readings from 454 monitored rivers across 35 countries. For 230 of those rivers, FloodMap maps the terrain along the river corridor using elevation data, showing you how far floodwater could spread at current levels. Risk levels refresh every 5 minutes.

Risk levels explained

NormalRiver within typical range. No flood concern.
WatchRiver elevated or rising. Monitor conditions.
WarningRiver at high levels. Potential flood risk.
SevereExtreme levels. Take immediate precautions.

What to do at each level

Watch Monitor conditions. Prepare your property - move valuables upstairs. Check back in 30 minutes.
Warning Flood is possible or expected. Move valuables and vehicles to higher ground. Prepare your emergency kit. Follow local authority guidance.
Severe Extreme flood risk. Be ready to evacuate immediately if instructed. Do not drive through floodwater. Call 999 (UK) or local emergency services if in immediate danger.

Important notice

FloodMap shows live river gauge data to help you monitor flood conditions. This is not an official emergency warning service and does not replace a formal flood risk assessment for property purchase. Always follow guidance from your local emergency services and flood authorities.

How we calculate flood risk

FloodMap combines multiple data layers to produce a risk score for any address:

1. Live river levels - Current gauge readings from official stations, compared against historical thresholds for each river.

2. Terrain analysis (HAND) - Height Above Nearest Drainage measures vertical distance between your property and the nearest river channel using satellite elevation data.

3. Weather forecast - 72-hour precipitation forecast and soil moisture levels determine how much additional water will reach rivers.

4. Catchment response - Each river's drainage area, terrain steepness, and historical response patterns determine how quickly rainfall translates to rising levels.

5. Seasonal context - Historical flood frequency by month, combined with current soil saturation, indicates baseline risk for the time of year.
